I wish I read Trust Pilot before I booked

Very Poor! I wish I checked this company out before I booked, it looks like they treat customers this way all the time. They cancelled my booking with one days notice, with little explanation, with only a message to contact booking.com to request a refund, I had very little time to find alternative accomodation when Belfast had a festival and concert on that weekend. I had to pay out over and above what we had paid at late notice for a hotel in advance of even getting a response from booking.com because of the short notice. I did manage to get a refund but I feel it was unfair to have had to pay so much more money for accommodation when we didn't cancel they did. Obel or Dream Apartments refused to discuss my query, they sent me to booking.com, and booking.com sent me to them. What a disgrace. DO NOT USE THIS COMPANY.

We booked this apartment for one night…

We booked this apartment for one night when we showed up to the place we rang them and they told us that they had cancelled it due to “housekeeping” problems and we had to ring booking.com completely shambles will never be booking again.

BED BUGS dirty apartment

The apartments are dirty. There's grease on the walls, fruit flies, dirty floors.

There was BED BUGS in the bed, im now home and covered in bites which are constantly itching.

They moved me to another apt when I saw the bugs and bites. Equally dirty and had a broken window.

Absolute Hovel/Dump/Sh*thole. Owners are Thieves - they stole my money AVOID!!!

One star is far too many stars for this bunch of criminals. They demanded a £100 security deposit to be paid direct into their bank account on the day of arrival. We should have smelt a rat. This was required to get the security number to get into the "accommodation". As soon as we saw inside we refused to stay in what I can only describe as a sh*t hole. The accommodation was advertised on Booking.com and resembled nothing like the place. It was a dump. Ripped linoleum, no curtains on the bedroom windows dents all over the wall. In addition to stinking of cigarette smoke.

We did not stay but were promised our deposit would be refunded within 3 days as they couldnt do it there and then. Despite many attempts to get this we have been unable to recover it. We are now taking them to court and a last attempt.

If you are considering booking with this people please take our advice - WALK AWAY, our opinion is that they are criminals and deserve to be locked up.

Quick update: 14th October 2025. Despite many emails, letter posted to their office (and signed for) we still did not get our deposit back. Have been advised to instigate court action but while we would win without a doubt feel it is too much trouble. Anyone considering booking with them: beware you WILL lose your money

Dream Apartments/Obel Apartments by…

Dream Apartments Belfast now Obel Apartments by Beehosting. Don’t go near this crowd. Absolutely dreadful service (actually no service whatsoever). After a medical emergency the day before I was due to check-in (from Glasgow which is a hop skip and jump from Belfast) I contacted the apartments to see if I could change the dates as was unable to travel because I was so ill. 20 plus calls and numerous emails later they have kept the accommodation full payment as I was ‘a no show’. I had contacted them the day before to explain my situation. they said it was my fault that I didn’t check-in and they wouldn’t, even as a gesture of goodwill allow me to modify the dates, waive the cancellation fee or even offer a partial refund. Booking.com weren’t any better and why they partner with this crowd is beyond me. Spend your money elsewhere people. This place is a disgrace.

Lisburn road room 7 makeup on curtains missing blinds seat was wrecked cups wore filthy and plates took 2 hours to answer the phone for check in need better staff and well better cleaners wouldn’t recommend

Avoid Dream Apartments

The apartment was nothing like the photos on the listing, and lacked basic amenities like soap to wash hands, let alone other toiletries and kitchen essentials as stated on the listing. The apartment was dirty, and tired, with dents in the walls and food splatters and even small blood stains on the walls. There was hardly any cutlery, the mugs had crumbs and stains on, and the knives were sticky and had mouldy gunk on them. The apartment has people coming and going at ALL hours, and the doors slam incredibly loud. We had to check out after just a few hours as could not comfortably stay there with the lack of amenities and bad impression we got.

Party cental

I would say room 13 in the Lisburn was trashed tonight with the amount of kids that came for an after party. the front door slams when closing all bloody night so I got no sleep due to that and ones banging on the window to be let in as I stayed on the botton floor. This place is a joke and check out 10 seriously

Be careful with this guy. He's a liar.

Watch this guy. Me and my wife stayed in an apartment on Lisburn Road, Belfast, in December 2024. We were asked to vacate after 3 days stay at 4pm. We left at 4pm. He claimed we stayed beyond 4pm and charged us an extra night. He's a liar.

Everything was spot on

Everything was spot on.
We paid £300 for 3 nights, good location in Belfast City Centre. Apartment has everything needed, kettle, dishwasher, cutlery washer/dryer. The dryer wasn’t great but clothes horse was there and done the job.

Rude staff

The Irish guy at the reception was extremely rude and disrespectful when I was checking out. I stay there often but I advice not to book as I felt very humiliated when checking out. This man had an attitude problem, I was about 20 minutes late checking out and he charged me extra for about two hours. I complained to the manager but didn’t get any response. Do not waste your money here.

This place is dangerous.

This place is dangerous.
What an awful stay I have had. I’ve had the misfortune to have stayed here twice in a month and I will never return.
Four young boys trashed the apartment above me (as confirmed by the maid) and were high on illegal substances and alcohol, so much so that I thought the ceiling was coming in.
I thought it was a domestic fight and I considered calling the police. I wish I had.
I had absolutely no sleep from 12.30am until 4am. Disgusted by the situation, I have made a complaint to Booking.com, and asked for a refund.
I felt as a solo female traveller that my safety was at risk.
I cannot emphasise strongly enough how unsafe and vulnerable I felt.
Please, do not use these apartments.
The place should be shut down.
(There are also so many things wrong in the actual apartment but that is not the main point of my review).
GO SOMEWHERE ELSE!

Dream apartments- avoid if you can!

Booked 3 dream apartments for 1 night costing £700. On the email confirmation it explained that we could check in from 2pm. However when we arrived shortly after that time the 2 men said that we could not access apartments until after 4pm and when my sister explained the email the man said it was bookings. Com error and to being issue up with them. When my sister asked to speak with the manager, one of the men said 'I am the manager'and did not provide any guidance on how to escalate our complaint. Additionally check it was 10am and I think that for the price this was too early for check out. Beds were small and shower sanitisors were limited (2 smaĺ tubes of ahower gel). Overall, the apartments were average. I would not recommend these apartments especially for the cost and treatment from staff. Should be reported to the ombudsman for fair trade.

Horrible experience

Horrible experience. They cancelled our reservation (done months earlier) the day before and offered 0 compensation or alternative accommodation. Absolutely do not go here, unreliable and unprofessional. Also, never answered my messages after the cancellation. I am furious.

Do not book these apartments!

We booked this apartment in March 24 as a group of us were travelling over to Belfast for a wedding. However, as we were boarding our plane at Liverpool airport we received a phone call from the hosts telling us not to attend as the apartment has been cancelled for “maintenance issues” with no further explanations. We where offered an apartment on Lisburn Road an hours walk away from the city, or the other option was we source further accommodation and fund this our self and lose the £600+ we have already paid to stay at dreams.
Due to being in an unfamiliar city, we felt forced to accept this offer as we didn’t have the time or the funds to source other accommodation at such late notice.
As a result, this separated us from the rest of the wedding party and consequently cost us a lot of money in Uber’s through no fault of our own as we booked this apartment due to location and being walkable in to the city.
On accepting this apartment we asked if they were willing to refund what we would pay in taxis and this was straight away refused with no helpful solution/compromise. Conversations with the host during this time also felt very threatening and confrontational.
After reading the reviews after this happened to us and speaking to the multiple taxi drivers, this seems to be a very common issue with these apartments.

Would strongly advise not to book with…

Would strongly advise not to book with Dream Apartments Belfast. PLEASE READ REVIEWS BEFORE BOOKING AND DONT MAKE OUR MISTAKE...

We booked through Booking.com for a 2 bedroom apartment for 3 guests over 3 nights. Upon arriving they said they had unallocated our room ( meant to be at at 64 Donegall Quay) and moved us to another apartment of the same company over an hours walk away with no prior notification, bare in mind this decision was made just over an hour before we arrived, absolutely shocking... just to note there was plenty of availability on booking.com when we booked.

The receptionist was cooperative and phoned her line manager who was willing to book us a pre paid taxi and allow for early check in at the other location. She gave us time to discuss our options privately as she understood it was far from ideal. She was understanding and walked through the refund process with us and allowed us to see her confirming the refund from her side for piece of mind. She said this happens all the time. BIG RED FLAG!

Needless to say this caused alot of stress and anxiety on our part. Scrambling around booking.com and airbnb to find an alternative for 3 nights, thankfully everything worked out

Absolute crooks

Absolute crooks. Cancelled a booking in Belfast, I had made in February, for 17 August with no explanation or justification, with less than 48 hours left to check in time. Leaving me no option but to find alternative accommodation at short notice at double the original cost. Can't help but think the 'unforeseen circumstances' they referred to was two concerts in the city that night that attracted many travellers and presented an opportunity to increase prices. I visited the Donegal Quay apartments to speak directly to them but got zero empathy or guilt at what they had done. Avoid!!!

Terrible customer service

Terrible customer service. Wouldn’t even be bothered to reply to my emails and when I phoned up to inquire about items I left in the room, was met with terrible customer service, unapologetic and dismissive. It’s been clear my items were thrown out and they were not even going to bother to tell me so are basically blaming me saying I’ve left it elsewhere. Shocking. Will not be back.
